Just outside a village, this charming small country estate of 7.62 ha nestling in the middle of a small valley is very well located in the middle of the tours-le mans-vendome triangle and so has easy access to both paris, mainland europe and the channel ports. it is perfect for a family but could be used to create a chambres d’hôte business as in 2010 the region joined the vignobles et découvertes group which promotes tourism in winegrowing areas.
the 3 bedroom house has two access drives and is surrounded by its land. the cosy 1 bedroom maison d’amis is next to the courtyard and is a perfect place for friends and family to stay. there is a sunny walled garden of 3000m² with old lime trees for summer shade to the south of the house, the courtyard with the winery, caves and barns is to its north and then there are the paddocks, woodland and aoc vineyards.
the wine production of the region is small but has an increasingly good reputation and, although not harvested for the last 2 years, the 2000m² planted with vines usually produce approx. 1000 bottles of coteau de loir per year.
for horse riders, there are stables in the courtyard and paddocks in the valley and the huge foret de bercé is not far away.

manor house
the house is rectangular in form and the accommodation is over 2 levels. throughout the ground floor there are terracotta tiles, the ceilings are high and there are exposed beams.
ground floor
the front door opens off the courtyard into the entrance hall which has doors into the 2 reception rooms and the staircase to the first floor.
on the south side of the house, fabulous, light living room with large windows giving a view over the garden. there is a tuffeau stone fireplace and a high ceiling with painted beams. doors into the winter living room, the dining room and the breakfast room.
to the right of the entrance hall, there is the winter living room which is a very cosy room with a huge 17th century tuffeau stone fireplace. there are doors into the study and living room.
off the winter living room, there is a study/bedroom which looks over the garden.

this charming small house is perfect for guests. on the ground floor there is a living room with a kitchen in one corner and a sitting area in front of the stone fireplace. a door leads into a small conservatory which looks up the valley. from the living room a staircase leads to the first floor bedroom, shower room and wc.
outbuildings and land
the approximate surface area of the outbuildings is 285m².
on the opposite of the courtyard from the house there is the winery with the grape press, the adjoining wine store and cellars. there are a further 6 caves which are all independent of each other and each of which has heavy doors. one contains a bread oven and an old stone sink.
next to the house but separated from it, there is a large two story outbuilding with 5 stables, a tack room with wc, and a workshop on the ground floor and a hay store over. the roof of this building has been revised recently.
at the end of this building, and at right angles to it, there is a large stone barn with lovely exposed timbers (90m² approx).
on the opposite side of the courtyard to the barn, there is the double sided stone piggery (each sty approx. 10m²) which is perfect for storage.
the walled garden is 3000m² and the courtyard is approx 3500m². there is 6000m² of woodland and the rest of the land is comprised of vines and meadows. part of this meadow land is situated in the appellations coteau du loir and jasnières, respectively 5, 059m² of jasnières and 12, 764m² of coteau du loir.
